Great Stream Commons

Great Stream Commons marks an important place in the economic development of Union County. Serving the county and the larger north central region of Pennsylvania, Great Stream Commons will establish a new community of businesses, residential, and recreational areas. Great Stream Commons is a 670-acre park that includes a 187-unit planned residential development and 170 acres of recreational and open space areas.

The first phase of construction includes 100 acres of usable land. 50 acres of this parcel enjoy the tax-free KOZ status. Great Stream Commons provides space for light industrial, manufacturing, warehouse distribution, office space and support services. Presently under construction, Phase One roads and utilities were completed in Spring 2000.

Ideally located along US Route 15 and just 4.5 miles north of Interstate 80 in Allenwood, Great Stream Commons is easily accessible to a workforce of nearly 600,000 individuals who reside within a 45-minute commute. Although Great Stream Commons is not presently rail-served, an existing rail right-of-way has been made accessible for use by the SEDA-COG Rail Authority and will be developed if and when required by a Great Stream Commons tenant. Proximity to the Harrisburg International, State College and Williamsport Regional airports contributes to the easy accessibility of the business park.

The Great Stream Commons business park consists of 444 acres of prime commercial and industrially zoned property.

The housing component of Great Stream Commons is integral to the aims of the park. Combining affordable housing and aesthetic design, Great Stream Commons promises to be a pleasant community for work and play. Utilizing the open space contiguous to the housing units, Great Stream Commons will contain ball fields, boat launches, a fishing pier, trails, open space, bike paths and an environmental education center focusing on the river ecology of the bordering Susquehanna River.
